Lake Dallas Community Update – August 2017

Lake Dallas Tiny Home Community – August Update

Time for an update regarding the Lake Dallas Tiny Home Community! First, I’ll share what we know right now, then I’ll let you know about future meeting dates (we need you there!), and action items where we could use your help!

First, a recap:

Terry Lantrip of Urban Retro has been working with the city of Lake Dallas to get a tiny home community approved. The community will host up to 13 tiny houses with an on-site laundry facility, with many amenities to come!

In June, Terry presented to the Lake Dallas Planning and Zoning Committee, with the intention to re-introduce the tiny home community agenda item (as it had been presented and tabled last year). Then, in July, Terry, along with Kevin Lasher (city planner for Lake Dallas), Patrick Kieffer (Lake Dallas resident), and I, presented to the City Council.

See my presentation here, on the city agenda (item #7) here, and city packet on pages 15-30 hereNote that some details about the community have been updated since those documents were published – those are drafts, not final versions.

Since then, Terry has taken the feedback/questions received from city officials, as well as issues he was currently working through, and worked with a civil engineer to have the site plan officially drawn up (that’s the image at the top of this post). That plan has been submitted to the city and Terry is waiting on feedback.

Despite dedicated research into options for composting toilet waste disposal, Terry was unfortunately unable to find a company willing to coordinate on that project, and the city pushed back on the idea of composting toilets. Waste Management is the company contracted by the city for trash and recycling, and they are not allowed to handle human waste. The porta potty and septic tank companies Terry contacted were not willing to work out a solution either. So, the community will be open only to those tiny houses which have plumbing suitable for a standard flushing toilet.

What’s next (meeting dates):

The next time Terry presents to the Planning and Zoning Committee, they’ll be taking a vote. That vote will be a recommendation to city council, but the city council vote is not dependent on a majority P&Z vote. Then, Terry will present to City Council again, where they will take a vote. If that City Council vote passes (we need a majority), then the tiny home community will be approved and it’s full-steam ahead to finish prepping the property for its first residents!

The proposed meeting dates are below, and we will set up events on Facebook (DFW Tiny House Enthusiasts and Lake Dallas Tiny Home Community Supporters) and Meetup (DFW Tiny House Enthusiasts).

Planning and Zoning meeting: Thursday, Oct 23, 2017, 7pm
City Council meeting: Thursday, Oct 26, 2017, 7pm

The location for the meetings is:
Lake Dallas Municipal Building
212 Main Street
Lake Dallas, TX  75065

Action Items:

What can I do?: SHOW UP

If you live in the Dallas/Fort Worth area, we need you to show up to the City Council and Planning and Zoning Committee meetings and show that you’re in support of this community! You don’t need to provide any commentary – all we need is for an in-person show of support to show the city how much we care about this happening. Again, the dates are:

Planning and Zoning meeting: Thursday, Oct 23, 2017, 7pm
City Council meeting: Thursday, Oct 26, 2017, 7pm

That’s all the information I have for now. Please share, and let Terry know if you have any questions (terrylantrip@hotmail.com). Thanks for your support, and hope to see you at a meeting soon!
